Thoughtfully designed and beautifully laid out, this inviting 3-bedroom, 3-bath rancher offers over 1,850 sq/ft of comfortable living, set on a private 1.3-acre rural property just minutes to town. It’s a setting that feels quietly removed, yet effortlessly connected, where space, light, and lifestyle come together with ease. At the heart of the home, a bright and welcoming living and dining area is anchored by a cozy woodstove insert, creating a natural gathering place through every season. The space flows seamlessly into a well-appointed kitchen, ideal for both everyday living and relaxed entertaining. Large windows draw in natural light and frame views of the surrounding property, while 9’ ceilings enhance the sense of openness throughout. The primary suite offers a peaceful retreat, complete with a generous 4-piece ensuite and walk-in closet. Two additional bedrooms provide flexibility for family or guests, thoughtfully positioned within the home’s functional layout. A standout feature is the versatility of the converted garage space featuring in floor radiant heat, currently used as a family room room and home office, offering excellent flexibility for growing families, hobbies, or working from home. For those with different needs, this area could easily be returned to its original garage configuration, making it equally suited for a project car or workshop. (Note: OTHER square footage reflects these unpermitted converted spaces.) Step outside and the opportunity continues. The expansive patio extends your living space outdoors, while the 1.3-acre lot offers room to roam, garden, or bring your ideas to life. With CR-1 zoning allowing for a carriage home or shop, the property presents exciting future potential. A home that balances thoughtful design with flexibility and space, both inside and out, this is a rare opportunity to enjoy rural privacy without sacrificing proximity to town and within walking distance to schools, walking trails and the Puntledge River

About
I'm proud to say I've been a local Islander since 1975. I have had the privilege of not only growing up in the Comox Valley but being able to watch my beautiful four children do the same. I left the Valley for 10 years after high school but returned to buy affordable Real Estate and begin to raise a family in one of the truly most magnificent places in the world. I come by Real estate naturally as my grandfather owned/operated a local Real Estate Company called Nanaimo Realty for many years. My father is a 30-year General Commercial Contractor. I found myself drawn to this career naturally after 25 successful year in the hospitality management Industry, 10 years owning and operating my own medium sized business, and a 12 year career with the CPGA as a teaching professional. In 2016 I joined the Remax team, working out of the Courtenay office. Real estate encompasses my passion for teaching, sharing knowledge, customer service "the old fashion way", effective communication, business acumen, solid long-term understanding of the Valley and its residents, outdoor living, and an appreciation for quality of life and home. I look forward to helping clients/friends find the quality of life and home that they desire and deserve. Call me and lets work together to help you transition to the Comox Valley and dust off the golf clubs and fishing rod!
